Selling a house directly should be simpler than listing it, and it should be explained before it begins. Here is every step, in order, with what we do and what we’ll ask of you.

A few details — the address, the condition as you understand it, and what you're hoping to accomplish. Five minutes, by form or by phone.

We do our homework
We review recent sales on your block, the condition of the home, and the cost of any work it needs. If a visit helps, we'll arrange one at your convenience.

You receive a written offer
Usually within two business days. It arrives in writing with the figures behind it, so you can read it slowly, share it, and ask us anything.
- 04
You decide, on your timeline
If you accept, we handle title, paperwork, and closing costs, and close when you're ready. If you don't, that's a perfectly good answer.

We’re glad to show our math.
Every offer starts with what comparable homes near you actually sold for — not asking prices, and not an algorithm’s estimate. From there we subtract the cost of the work the house needs to be sold again, the carrying costs during that period, and a modest margin that lets us stay in business.
We’ll put those figures in front of you. If you think a number is wrong, say so; we’d rather revise an offer than defend one. And if listing with an agent would likely serve you better, we’ll tell you that too.
