An estate arrives with paperwork, relatives, and a house that keeps costing money while everything is sorted out. Our role is to remove one item from that list, properly, and at whatever pace the family can manage.
What we can take on
Coordination, handled
Attorneys, title, inspections, clean-outs, tenants, paperwork between heirs: we can coordinate everything needed to make the deal work, so the family isn't chasing it.
Before letters are issued
An estate that hasn't been opened isn't a dead end. We can agree terms now and close once the executor or administrator has authority.

Our offer is written down so every heir reads the same thing. We're glad to join a call with the whole family and answer questions once.
A house full of belongings
Take the photographs, the papers, the things that matter. Leave the furniture, the basement, and the decades. No clean-out is required.
Deferred maintenance
Roofs, heaters, knob-and-tube, water damage. We buy the house as it stands and price the work honestly rather than asking you to do it.
Liens, taxes, and title
Unpaid taxes, water bills, or old judgments are common and usually solvable. They are settled through title at closing.
